The Commission regrets that the replacement metal storefront was installed prior to review or permit. Recommend AGAINST issuance of permit for existing storefront and alterations which are not appropriate to this building or the historic district. File new submission of detailed and dimensioned drawings with permit application for a replacement of existing metal storefront with new metal or wood storefront that more closely approximates original condition with exposed transom windows, for new wood door and for replacement 2/2 wood windows with 1 5/8 inch muntins on upper floors no later than the 15 April 2010 deadline for review by the Commission.

No objection to concept design for new dormer at north and rear alterations per supplemental drawings received and dated 24 February 2010, provided second-story south window on west (rear) elevation is maintained. File new submission of working drawings, including details and dimensions, with permit application for review by the Commission when ready.

The Commission regrets that doors were replaced and work completed prior to review or permit. No objection to proposed metal stair at rear or for replacement doors as shown in supplemental materials dated 22 February 2010. Exterior speakers will be removed no later than 30 April 2010. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to issuance of permit for new triple-gang doors to fit width of existing masonry opening as shown in drawings received and dated 19 February 2010.

No objection to issuance of permit for proposed window openings on alley wall as shown on supplemental drawings dated 12 March 2010 which indicate two sets of paired windows. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to issuance of permit for proposed alterations to rear yard, including parking pad on slab and piers structural system, wood sliding gate, replacement wood fence, trellis and paving as shown in supplemental drawings dated 19 February 2010. Fence and gate must be painted. Care must be given to protect neighbor's tree and root zone during construction as per Arborist's recommendations. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

The Commission regrets that work beyond the scope of the approved design was completed prior to review or permit (see case OG 08-201). No objection to issuance of permit for replacement roof structure, addition at basement level, French doors and window /door replacement as shown in supplemental drawings dated 17 March 2010 which indicate HVAC unit below stairs and low-profile (5 1/2-inch high) skylights. Rooftop mechanical equipment would be visible from public alley, was NOT approved, and was deleted from this permit application. Existing skylights must be lowered to manufacturer's specifications height no later than 31 May 2010. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to installing new 3-panel door and single-light transom in original openings as per drawings received and dated 17 February 2010.

No objection to new EIFS projecting bay at north elevation with 12" back lit stainless steel channel letters reading 'DECO' as per drawings received and dated 25 February 2010. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to issuance of permit for new window well with metal grate and new garage door to fit existing masonry opening as shown in drawings dated and received 18 February 2010. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to issuance of permit for new condenser units on roof as shown in drawings dated and received 18 February 2010. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to issuance of permit for proposed alterations to storefront to match existing detailing; awnings at storefront level; one sign composed of 12-inch high letters reading 'Brooks Brothers' above M St storefront and one sign of 6-inch inch high letters on 31st St; and for elevator overrun at rear as shown on supplemental drawings dated 17 March 2010. Alterations to the window openings on the upper floors would have an adverse impact on the historic character of the buildings and were NOT approved. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to issuance of permit for proposed 2-story rear addition with basement, addition of dormers, re-grading of rear yard and replacement fences as shown in supplemental drawings dated 18 March 2010. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to issuance of permit for proposed alterations, including window wells, bay window, new window openings, skylight and replacement windows and doors as shown in supplemental drawings dated 18 March 2010 which indicate all wood windows with 7/8-inch muntins and lites with square or vertical proportions. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to issuance of permit for proposed woven fabric banner on side wall with lettering reading 'J Chocolatier' PROVIDED wall mounting supports are not visible and installation is done through the mortar joints only as shown in supplemental drawings dated 17 March 2010. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

No objection to proposed revision to approved design for new brick wall for placement of artwork. Recommend artwork not have integral illumination. Artwork must not become a sign or include advertising. Period of installation for each artwork not to exceed one year, unless a separate permit application is filed. Note: Any subsequent modifications to the exterior design made during DCRA technical review must be re-submitted to the Commission for approval prior to issuance of permit.

Returned without Action. Submitted materials and a site visit of 15 March 2010 indicate that proposed fence on east property line will not be visible from public thoroughfare. Refer to the Historic Preservation Review Board.
