Recommend AGAINST concept design for reconstruction of demolished building as proposed. Existing facade must be retained, stabilized and protected from the weather during design phase. Recommend further study of a design which retains existing openings, repairs existing windows on second floor, restores the existing historic pressed metal siding and returns the character of original historic building by rebuilding the second floor to the front wall rather than creating a two-story space right behind storefront. File new submission of floor plans, elevations, section and details, with new concept application for review by the Commission when ready.
