No objection to issuance of permit for proposed rear addition to garage off alley as shown in supplemental drawings received and dated 10 January 2006 which indicate eave line 1'-7" lower than existing ridge and a lowered brick patio on a sand and gravel base with new planters. Working drawings conform to approved concept. See previous Recommendation (OG 05-213). Note is made that permit application is pending final zoning review. Any modifications to the approved design as a result of further review in the permit process must be submitted to the Commission for approval.

No objection to issuance of permit for proposed alterations to storefront, awning, sign scheme and sidewalk cafe on public space as shown in supplemental drawings received and dated 20 January 2006.

Recommend AGAINST concept design for rear addition and alterations as proposed. No objection to general concept for replacement doors and repair of front windows, or widening of steps in front facade. Lowering of window sills at bay and a new areaway in front yard was NOT approved. Recommend further study of a one-story rear addition with a one-story rear addition at the third floor level with a simplified design. Two-story addition and its roof deck were NOT approved as they will have an adverse impact on the historic building and the row of houses. File new submission of revised drawings with concept application for review by the Commission when ready.

No objection to issuance of permit for proposed alterations to in-fill porch opening at rear facade with windows to match detailing of existing windows. Note is made that permit application is pending final zoning review. Any modifications to the approved design as a result of further review in the permit process must be submitted to the Commission for approval.

No objection to general concept for proposed two-story rear addition. Roof deck and spiral access stair were NOT approved as they adversely impact on the historic structure and the row of houses. Recommend further study of the brick privacy walls at balcony level and for retention of additional planting beds in rear yard. File new submission of working drawings, including details, dimensions and landscape plan, with permit application for review by the Commission when ready.

Work is in coordination with previously approved work under case OG 06-041. Note is made that permit application is pending final zoning review. Any modifications to the approved design as a result of further review in the permit process must be submitted to the Commission for approval.
